Picture an ordinary week
Consider the commute, school journey and working from home, including winter access. Decide whether you enjoy maintaining grounds, would arrange help or would prefer a smaller property.
Understand the systems
Establish whether the water comes from a well, a water cooperative or another source. Review available records and arrange appropriate advice on water, septic systems, heating and fireplaces. Specialists can explain the findings and likely responsibilities.
Choose the acreage for the way you want to live, as well as the view.
Check services at the address
Confirm internet options with providers for the actual property. Establish arrangements for waste, recycling, snow clearing and access maintenance, including who is responsible and what costs may arise.
Assess the lot
Interiors can change; the position of the lot and nearby roads are harder to alter. Discuss any concern raised during a viewing, including its effect on living there and on a future sale.
Investigate your plans for the land
Before planning an outbuilding, workshop or another use, review land use, permits, title restrictions and association arrangements with the municipality, your lawyer and specialists. Clarify shared access responsibilities and check school arrangements with the relevant authority.
Look beyond the photographs
Groundwater, drainage and environmental concerns may warrant further investigation. For sellers, servicing records and maintenance history help buyers understand the property alongside its setting and presentation.
